Features

This tract has a slight elevation drop from north to south, with a small draw running through the center of the property, feeding the surface pond on the west side.

Perimeter fencing, livestock pens and a metal livestock shed are in place, along with electrical service and a dormant water well (windmill well - not in use).

Frontage on 2 county roads (CR 341 and CR 320) provide convenient access, with options for future subdividing, if desired.

The mesquite acreage is well suited to provide cover for the area's native wildlife population.  Mature mesquite and other beneficial brush are well established.

The fallow, formerly cultivated portion lies in a narrow strip along the east side of the property.  With terracing in place, this land is ready to put back into cultivation or put in improved grasses.

The surface pond has inflow from the county road on the west and from the higher elevation north of the pond.  While low at present, any runoff will find its way into this pond.

A rural cooperative water supply is available on the county road west of the property.  Electrical service is already onsite at the livestock pens and near the water well.
